eviivo can now push listings to Homes & Villas by Marriott Bonvoy

Property managers running on eviivo can now list on Homes & Villas by Marriott Bonvoy without leaving the system they already use. eviivo has been added to Marriott's connectivity partner roster, which means listings, rates, availability, charges, fees, policies and bookings for that channel are handled inside eviivo's channel manager alongside everything else.
That is the useful part for anyone weighing up whether Marriott's vacation rental arm is worth the effort. Until now, reaching it meant either working through another connectivity provider or running a second system.
What eviivo said
"Homes & Villas by Marriott Bonvoy gives our property managers a route to a premium, high-intent audience without adding another disconnected system to their operations," said Gwenael Merlin, eviivo's Executive Vice President of Strategic Solutions.
Phil Gibbens-Balaquidan, a director at Jason & Philip Serviced Accommodation, was quoted in the same announcement: "Being able to access Homes & Villas by Marriott Bonvoy through eviivo Suite gives us an opportunity to reach a different audience while continuing to manage our properties and bookings through the system we already use."
Homes & Villas launched in 2019 and sells whole-home rentals to Marriott Bonvoy members. eviivo's announcement puts that audience at more than 300 million members. Marriott's own connectivity partner page cites a lower figure, 220 million plus, so treat the headline reach number loosely. It does not change the decision either way.
You are joining a crowded roster
Worth knowing before you read this as an edge: eviivo is not early here. Marriott's connectivity partner page lists roughly 27 partners, seven of them marked as elite: BookingPal, Guesty, Hostfully, Hostify, NextPax, Rentals United and VacayHome Connect. Avantio, Beds24, Hostaway, Octorate, OwnerRez and Track are among the rest.
So if you are on one of those systems, the connection probably already exists and the question was never technical. Check your own channel list before you assume you need to move anything.
The part the announcement leaves out
Three things are missing, and they are the three that decide whether this is worth your week.
There is no commission or fee figure. Neither the announcement nor Marriott's partner page states what Homes & Villas charges on a booking, so you cannot compare it against your existing channel mix from the public information alone.
There is no acceptance criteria. Homes & Villas works with vetted property management companies rather than accepting individual hosts, and Marriott publishes no minimum property count, quality bar or approval timeline. A PMS connection removes a technical barrier. It does not get you accepted. Those are separate conversations and the commercial one is the slower of the two.
There is also nothing on how deep the sync runs in practice. eviivo says charges, fees and policies are covered, which is more than a bare rate and availability feed. Whether a Homes & Villas cancellation behaves the same way as an Airbnb one inside your PMS is the sort of thing you find out in month two.
One small signal: as of 28 September, eviivo's own newsroom had not published this. It went out through press release distribution instead. Not a problem, but it means the detail you would normally find on a vendor product page is not there yet.
What to do with it
If you already run eviivo and your properties are the premium, professionally managed sort Homes & Villas is looking for, ask eviivo two questions: what the onboarding path to Marriott approval actually looks like, and what fields the connection passes both ways. If you are on another system, look up whether your PMS is already on the roster before you treat this as news that affects you.
