This covers Track releases from 12 September to 5 October 2026, grouped by what it changes for you rather than by release date. Almost all of it landed in one batch on 26 September.

Promotions

Unified Promotions is the item here with real money attached. Discounts now start in one place in TrackPMS and push out through TrackDistribution, instead of being configured channel by channel.

Early bird and last-minute promotions are live on Booking.com and Marriott Homes & Villas, with controls for stay dates, booking dates and blackout dates. Mobile discounts are now unified across Airbnb, Vrbo and Booking.com. Two channel-specific ones also arrived: a new listing discount on Vrbo that marks down the first three bookings and then switches itself off, and a top-rated guest discount on Airbnb that offers 15% to guests with a 4.8 or better rating and at least three reviews.

Track says the feature delivers a "10% lift in revenue and 40% jump in conversion". Treat those as the vendor's numbers. No methodology, sample size or date range is given, and a promotion engine that is easier to switch on will tend to get switched on more, which moves both of those figures without telling you much about margin.

Seasonal pricing and blackout-date depth variations for Vrbo, Booking.com and HVMI are listed as coming soon.

Distribution

Seasonal cancellation policies for Airbnb let you layer a stricter policy over specific date ranges, then fall back to your default. The point is being able to protect New Year or a local event weekend without carrying a strict policy all year, which costs you search visibility in the quiet months.

Worth reading the limits before you plan around it. It is Airbnb only, it needs Track Distribution, and it cannot replace a default policy, only supplement it for the dates you name. Overlapping ranges are allowed, and where they overlap the most recently sent policy wins. Bulk Operations will apply it across multiple units.

Guest data

Guest email addresses and phone numbers from Expedia reservations now flow into contact records automatically. Masked numbers are skipped, so you get usable details or nothing rather than a field full of proxy numbers. How much you actually receive still depends on what Expedia passes through.

Alternate reservation numbers, including OTA confirmation numbers and legacy PMS numbers, are now available as merge fields in documents, email templates, triggers and automations. Small change, but it removes the lookup step every time a guest quotes the number from their Booking.com email rather than yours.

Accounting

Two navigation fixes in bills. Vendor names on the bills list and transaction IDs on general ledger reports are now links through to the vendor record or the bill, instead of text you then go and search for.

The Pay Multiple Bills screen now shows only vendors with an outstanding balance, carries the unit associated with each bill so you can filter by unit, and says so when nothing is due instead of showing an empty screen.
