OwnerRez's 4 November release adds a set of controls that let managers vary what they ask of a guest depending on where the booking came from. There is a new Booking Requirements page that lays out the requirements by booking source, with a one-step fix for Airbnb where your settings conflict with what Airbnb now permits.

The timing is not a coincidence. Airbnb's new house rules and requests policy takes effect on 20 November, and it restricts what hosts can ask guests for. OwnerRez has spent several weeks shipping against it. This release is the part that lets you comply on Airbnb without loosening your terms everywhere else.

What you can now vary by source

Property Rules can skip guest contact information and security deposits for chosen booking sources. Property settings control which booking sources sign a rental agreement, and which agreement they sign. Rental agreements can be uploaded per Airbnb listing.

That combination is the point. A direct booking can still require a signed agreement, full contact details and a security deposit. An Airbnb booking can skip the parts Airbnb no longer allows you to ask for, without you having to dismantle the requirements that protect your direct business.

Before this, requirements were effectively a property-level decision. Complying with a channel's rules meant lowering the bar for every channel, or maintaining the difference by hand.

The Booking Requirements page

The new page shows what is required by booking source, in one place. The one-step Airbnb fix matters more than it sounds: if your current settings ask for something Airbnb's policy prohibits after 20 November, the page surfaces it and offers the correction rather than leaving you to work out which of several settings screens is responsible.

If you have not reviewed your Airbnb requirements yet, this is the screen to open first. OwnerRez has been telling hosts since 22 October to leave their settings alone until the changes landed. They have landed.

Airbnb house rules now come through

The release adds support for Airbnb quiet hours, local rules and commercial photography. Those are house rule fields that previously had no home in OwnerRez, so hosts who set them in OwnerRez had no way to get them onto the listing, and hosts who set them on Airbnb had them overwritten on the next content sync.

Airbnb system messages and booking cards now appear in the Inbox under an "Airbnb" participant, which means the operational messages Airbnb sends about a reservation stop being invisible to anyone working out of the OwnerRez inbox.

The integration change worth logging

OwnerRez has moved its Airbnb channel integration to API version 2026.06.30. No action is required of operators, and nothing in the release notes suggests a behaviour change, but it is the kind of line worth noting if you see unexplained channel behaviour in the next week or two.

What else shipped

The release also carries a long list of fixes with real operational consequences. Booking.com minimum stay requirements above 31 nights are now preserved through channel sync. Vrbo now receives every promotion of the same type even when they cover different travel dates. Channel syncs, rate windows and damage protection eligibility now use the property's own timezone rather than a system default. Airbnb and Vrbo content imports no longer move photos into the wrong rooms.

Two more are worth a glance. Converge charges on foreign cards no longer fail when currency conversion is switched on. And Rezzy AI will no longer include website links in channel replies before a booking is confirmed, which is the sort of thing that gets a listing warned.

What to do this week

Open the Booking Requirements page. Check what Airbnb bookings are currently being asked for, apply the fix if it offers one, and confirm your direct bookings still carry the requirements you want. The 20 November date is close enough that this is now a scheduling question rather than a planning one.
