Hostaway's CoHost can now create direct bookings and owner stays, behind an approval step

Hostaway's AI assistant has started creating reservations. In a changelog entry dated 8 October, Hostaway says CoHost can now prepare direct bookings and owner stays, which you then approve before anything is written to the calendar.
The flow matters more than the headline. Ask CoHost to add a direct booking from a phone call or a repeat guest, or to schedule an owner stay, and it builds a review card holding the property, the stay dates, the guest count and the guest's contact details. Every field is editable. Hostaway is explicit that nothing is created until you approve it.
For direct bookings, Hostaway calculates the total from the property's calendar rates, fees and taxes. You can also hand it a base rate for the whole stay and let it add the applicable taxes and fees on top.
The rest of the update
CoHost can now draft up to three guest messages in a single request, rather than one at a time.
Portfolio questions got broader. Ask about properties by tag, by city, or by a phrase such as "my beachfront listings" and CoHost now considers every matching property instead of asking you to pick one first. It reports exact listing counts for large portfolios, says when it cannot determine archived listings, and flags when a breakdown, bedrooms for example, covers only part of the portfolio rather than all of it.
Two accuracy fixes sit underneath. CoHost will refuse to create a booking when the requested dates overlap an existing reservation, and it names the reservation causing the conflict. Message and conversation counts now keep the filters from your request, so a guest-only query stays guest-only, and "conversations that need a reply" no longer counts snoozed ones.
What changes for an operator
Two weeks ago CoHost could draft a message, a task, a review reply or a calendar block. Now it can write a booking. That is a different kind of trust: a drafted message that is wrong costs you an edit, a booking that is wrong costs you an occupied night at the wrong rate, or a double booking you have to apologise for.
The approval card is the right answer to that, and the overlap check is a sensible guard. But the pricing is only as good as your configuration. If your calendar rates, fees or tax setup have gaps, CoHost will quote off the gap and present the number on an approval card that looks authoritative. Run one phone-call booking end to end and check the total against what you would have quoted by hand before you let anyone on the front desk work this way.
Owner stays are worth a separate test. They land on owner statements and interact with whatever commission structure you have agreed, and a stay created from a spoken request is one more place for that to go sideways.
What Hostaway does not say
The entry names no plan tier. Hostaway has put AI features behind specific packages before, and silence here is not the same as availability on every plan.
It also says nothing about regions or languages, and nothing about which staff roles can approve a CoHost booking. On a team where anyone with inbox access can hit approve, the approval step is a smaller control than it sounds. Check your user permissions before you turn this on across a portfolio.
The direction is unmistakable. Hostaway is turning CoHost from an assistant that writes words into one that performs transactions, one approval gate at a time.
