Mid-term rental

A furnished letting booked for roughly one to twelve months, sitting between a nightly short-term rental and a conventional residential tenancy. Common bookers are relocating professionals, contractors, students and insurance or corporate housing placements.

For an operator the appeal is fewer arrivals for the same occupancy. One 60-night booking replaces a dozen turnovers, which cuts cleaning, laundry and key handling costs, at a lower rate per night than peak short-term pricing.

Mid-term channels have become a standard integration in short-term rental PMSes, partly because nightly letting caps and registration rules in many European and North American cities do not apply to longer furnished lets in the same way.

Two cautions. A stay of a month or more can fall under residential rental law rather than hospitality law depending on the jurisdiction, which changes deposits, notice periods and tax treatment. Property insurance may also treat a long furnished let differently from a holiday booking.
