Owner booking
A stay on a property's calendar reserved for the property owner rather than sold to a paying guest.
An owner booking blocks the dates like any other reservation, but is normally recorded at no charge and reported separately, so the owner's own use does not count towards occupancy or revenue figures. Most property management systems attach an owner booking contact to the property so the system knows whose stay it is, which matters when a manager runs properties for several different owners.
Why it matters to operators:
- Clean reporting. Blocking owner weeks with a manual hold or a dummy reservation distorts occupancy and average daily rate. An owner booking keeps those nights out of performance figures.
- Owner statements. Because the stay is tied to an owner record, cleaning and other costs incurred during an owner stay can be posted to the right statement instead of absorbed by the business.
- Self-service. Where a PMS offers an owner portal, owners can often book their own dates directly, which removes a round of emails to the manager each season.
Owner bookings are standard in vacation rental and holiday park systems, where third-party ownership is common. They are rarer in hotel property management systems, where the equivalent is usually a house-use or complimentary room status.
