Condo hotel

A property that operates as a hotel but where the individual units are owned by private investors rather than by the hotel company. Owners buy a unit, then place it into a rental pool managed by the operator, and receive a share of the revenue it earns.

For the operator, the model changes two things. Inventory is not entirely yours to sell, because owners usually retain the right to occupy their own unit for a set number of nights. And a large part of the back office becomes owner accounting: calculating gross revenue per unit, deducting commission, cleaning and expenses, and paying out the balance.

This is why condo hotels and mixed-ownership resorts need an [[owner portal]] and often [[trust accounting]], neither of which a standard hotel [[PMS]] deployment requires. Ski and beach resorts are the most common settings, along with branded residences and serviced apartment buildings.
